Preconstruction Services

Bid Packages and Contracting
Creating a bid process that marries the right contractor to the job. Making sure that all the Owners needs during construction are accounted for and managing the contract process so all parties know what their responsibilities are.
Owners Representation during construction.
Representing you during construction to insure you get optimized quality, schedule and cost control by working directly with the design team and contractor. This includes document management, evaluation of payment applications, change order requests and change orders, rfi’s, coordinating consultants or separate owner contractors and working with your property management that will take over the development at substantial completion. The goal here is not just to get through the project but also to keep all parties accountable to themselves and each other for an outcome that benefits everyone.
Dispute Resolution
Contract disputes happen but the goal should always be to resolve them without litigation or affecting the project outcome as well as the relationships between the parties. We will evaluate every issue to tell you where you stand contractually and recommend the solution that is supported by the contract and best fits the situation.
Project Closeout
Working with all parties to achieve substantial completion, provide all close out documentation, utility turnovers, and correct any non-conforming work so you can put your project into service working for you.
After the Project is complete
We can offer a variety of services like working through warranty issues or managing additional work if needed. Full-Service General Contracting or Construction Manager at Risk contracting currently available in Idaho only.
